The index is generally composed of the U.S.-listed equity securities of companies that derive at least 85% of their earnings or revenues from real estate operations in the net lease real estate sector ("Eligible Companies"). Under normal circumstances, at least 80% of the fund's net assets, plus borrowings for investment purposes, will be invested in corporate real estate companies. It is non-diversified.

Net lease REITs are often called "bond proxies" because of long lease terms at contractually fixed rent rates that are similar to bonds' fixed coupons. If net lease REITs are bond proxies, why are they outperforming the broader real estate index this year?

If inflation has peaked and does actually come down from here, net lease REITs should be a beneficiary. An oncoming recession may actually be a net benefit for NETL.
